Spartanburg Housing Crisis: Why $52K Incomes Can’t Buy Homes

    OliviaBy OliviaOctober 15, 2026No Comments4 Mins Read

Spartanburg’s median home price is $262,000 as of July 2026, per Houzeo, down 5.13% from a year ago. A price drop might sound like good news for local buyers, but the income side tells a different story.

The city’s median household income is $51,964, per Point2Homes. That means the median home costs about five times what a typical local family earns.

That gap creates a real problem for the local economy, not just a statistic. Major employers bring in thousands of workers every year. BMW’s Spartanburg assembly plant alone employs more than 11,000 people, and thousands more work for parts suppliers along the interstate corridor, regional hospitals, and nearby shipping hubs.

Workforce housing isn’t an abstract policy term here. It’s the difference between whether these workers can live near the jobs that brought them to the city in the first place.

The Gap Between Local Paychecks and Home Prices

Most homeowners can generally afford a mortgage worth two to three times their annual gross income, per Investopedia. Run that math on Spartanburg’s median income and an affordable home lands around $180,000. That’s more than $80,000 below the city’s $262,000 median.

Most local workers can’t afford the median home on today’s market. Household income grew 1.5% over the past year while prices dipped 5.13%, but one year of better numbers doesn’t close a gap this wide.

At the county level, Census Reporter puts median household income at $69,927, still behind South Carolina’s $72,350. The squeeze hits hardest inside the city, where jobs cluster. Surrounding suburbs earn more, but city workers face stiffer competition for the homes closest to work.

Why Homes Sit Longer Without Big Price Cuts ?

According to 2026 housing market data by Houzeo, homes in Spartanburg now stay on the market for a median of 84 days, up about 29% from a year ago and well above the national median of 51 days. Supply is low at 1.23 months, compared with 3.44 months nationwide, and home sales rose over the same period.

Slower sales usually push prices down, and Spartanburg’s median has dipped. But homes are still selling for about 98.51% of asking price. Sellers are holding out for offers close to their number, so buyers find few real deals even with homes taking longer to sell.

New Home Construction is Missing the Mark

Local builders are actively pulling permits for new residential projects across the county. Per Federal Reserve data from the Census Bureau, 3,986 new units in Spartanburg County were authorized in 2025, up from 3,129 in 2024. On paper, that increase looks like a win for housing supply.

Yet this new construction surge fails to lower prices for average working families. Most newly constructed homes cost far more than a typical factory paycheck can support. BMW’s new hires keep entering a market that’s short on mid-priced homes, not short on homes overall.

    Housing Hurdles Middle-Class Workers Face

Government housing programs offer help, but only for certain income brackets. Spartanburg Housing reports that subsidized projects target families earning 30%-80% of the area’s median income. Recent developments include income-restricted duplexes and low-rise apartments for residents who earn less than the city median.

Middle-class manufacturing workers fall outside that support. A full-time factory worker can earn too much to qualify for subsidized housing and still too little to comfortably buy a $262,000 home. No housing is built specifically for that gap.

Priced-out buyers increasingly turn to older neighborhoods near the manufacturing corridor. Many start by searching for homes for sale in Spartanburg near the $180,000 mark.

Homes in that price band make up only a small share of the local market, though buyers can filter listings by price to find them. Demand for these homes is high, so buyers who find a good fit should be ready to act quickly.

    Long-Term Impact on Spartanburg’s Future

Spartanburg’s industrial economy continues to attract new employers and employees. But permits alone won’t close the gap between what people earn and what homes cost. Workers priced out locally will commute in from cheaper counties, and that only works up to a point.

Eventually the commute stops being worth it, and qualified candidates may turn down job offers because the housing math doesn’t add up. Builders and investors who focus on mid-priced, workforce-level homes stand to gain in demand, retention, and long-term value.

Spartanburg has the jobs but not enough housing that matches what they pay. Until that changes, workforce housing remains the city’s most important investment, because it decides how far this growth can go.
