Leicester is emerging as one of the UK’s fastest-growing student accommodation markets in 2026, with rising international demand and shifting affordability dynamics reshaping where students choose to live. Demand for Leicester student accommodation continues to increase as more students, particularly from overseas, seek high-quality, well-located, and all-inclusive living options outside higher-cost cities.
New data from the latest StuRents Quarterly Report (Q1 2026) shows that total student acceptances in Leicester rose by 6.9% year on year, with international student numbers increasing by 9.6%, highlighting sustained demand across both domestic and overseas markets. This continued growth is strengthening the need for a diverse mix of accommodation, from shared housing to purpose-built student accommodation (PBSA).
Leicester Student Accommodation Market Splits as Affordability Reshapes Demand
As affordability becomes a key factor in student decision-making, the Leicester student accommodation market is increasingly dividing into two distinct segments.
According to the report, just 56% of students searching for accommodation in Leicester can afford £150 per person per week or more, significantly below the national average. This has driven stronger demand for shared housing among domestic students, with 3+ bed properties accounting for over 60% of searches in Q1 2026 and peaking at 64.8% in October.
However, this trend sits alongside growing demand from international students, who are more likely to prioritise convenience, security and all-inclusive living. For this segment, PBSA remains a key choice, particularly in cities like Leicester, where pricing remains more competitive than major UK hubs.

Rising student numbers, particularly from international markets, are driving demand in Leicester, while affordability constraints are pushing many students towards shared housing options.
International Student Growth Sustains Demand for PBSA
The 9.6% rise in non-EU student acceptances reflects a continued shift in Leicester’s student demographic, with international students playing an increasingly important role in shaping accommodation demand.
Unlike domestic students, international cohorts typically favour purpose-built student accommodation due to its simplicity, fixed costs and community-focused environment. This is sustaining demand for high-quality PBSA despite wider affordability pressures in the market.
Providers such as Study Inn are responding directly to this shift, delivering all-inclusive accommodation designed to meet the expectations of modern students. Developments such as Reynard House, operated by Study Inn, are well-positioned within this segment, offering competitively priced, high-spec accommodation that appeals to students seeking both quality and value.
Reynard House, ranked among the top three student accommodation properties in Leicester by StudentCrowd in 2025, highlights how well-managed PBSA schemes continue to perform strongly, particularly among international students and those prioritising convenience.
Supply Pipeline Expanding to Meet Demand
To meet rising demand, Leicester’s student housing pipeline continues to expand, with 2,200 beds currently in development across the city.
Planning activity is also increasing, with 303 beds submitted and 222 approved in 2025 alone, signalling strong investor confidence in Leicester’s long-term growth as a student destination. While this additional supply will help ease pressure, delivery timelines mean demand is expected to remain competitive in the short term.
A Market Balancing Affordability and Quality
Leicester’s student accommodation market is entering a new phase, shaped by both affordability constraints and evolving student expectations.
While shared housing continues to dominate among price-sensitive students, the rise in international demand is ensuring that PBSA remains a critical part of the market. High-quality, well-priced developments are increasingly securing bookings earlier in the cycle, particularly those offering strong value in comparison to higher-cost cities.
Lucia MacKinnon, Lettings Director at Study Inn, commented:
“What we’re seeing in Leicester is a clear shift towards value-driven decision making, but that doesn’t mean demand for quality is disappearing. Instead, the market is splitting.
Domestic students are increasingly cost-conscious, which is driving demand for shared housing. At the same time, continued growth in international students is sustaining strong demand for all-inclusive, purpose-built accommodation where convenience, quality and certainty are key.
At Study Inn, we’re seeing this first-hand, with students placing increasing value on high-spec, fully inclusive living environments that remove the complexity of managing bills and day-to-day logistics.
Leicester is in a strong position because it offers both affordability and quality. As demand continues to rise, well-located and competitively priced PBSA, such as Study Inn’s Reynard House, will play an increasingly important role in meeting the needs of a more diverse student population.”
Positioned for Continued Growth
With rising student numbers, increasing international demand and continued investment in new developments, Leicester is firmly establishing itself as a key UK student accommodation hub for 2026 and beyond.
As the market continues to evolve, the ability to deliver high-quality, accessible and well-priced accommodation will be central to maintaining the city’s appeal, particularly as students weigh both cost and experience when choosing where to live.
